A 761sqm block just 500m from Kings Beach is earmarked for the development of an apartment complex designed to meet the needs of high-care National Disability Insurance Scheme (NDIS) recipients.

But the process for obtaining placement in the complex is unknown, with the NDIS itself no party to the development submitted by an entity called CA 17 Saltair Pty Ltd.

Director and principal town planner at local survey and town planning company Murray & Associates, Blake Bell, confirmed the company had submitted a development application to Sunshine Coast Council for the unique residential care facility at 17 Saltair Street.

The application documents state the complex will enhance the area’s high-density character while providing essential NDIS housing for the Sunshine Coast.

Mr Bell said it was the first residential facility of its kind for which he had handled an application.

“We have done plenty of community residences but not a purpose-made disability services building like this,” Me Bell said.

“The building will be accessibility friendly in every way to accommodate 15 resident units and two units for carers to live onsite.

“We are about to lodge another one for this client, close by, which is very similar.”

The 17 Saltair Street site is currently vacant with an existent residential apartment block on each side.

It sold for an undisclosed sum in September 2024.

An NDIS spokesperson said the government would have no part in determining who would be suitable to live in the complex.

“The NDIS funds eligible individuals to access the disability related supports they require with the NDIS providers they choose,” the spokesperson said.

“The National Disability Insurance Agency (NDIA) does not have oversight of, nor is it required to approve, NDIS providers’ developments.”
